  1. Ownership Rights

The ownership or legal right to use of this website, the AG4 PROPERTY LIMITED brand, website pages, text content, images, graphics, logos, page layout, service descriptions, original materials, and other related content belongs to AG4 PROPERTY LIMITED or the relevant rights holders.

Unless with the prior written permission of AG4 PROPERTY LIMITED or the relevant rights holders, no individual or organization may copy, modify, distribute, sell, publicly display, reproduce, commercially use, or otherwise use the above content without authorization.

Tenants acquire the right to use accommodation or related rights under the lease agreement through the rental service, not the transfer of ownership of the property, company brand, website content, or intellectual property.

Except for rights expressly stipulated in the lease agreement, any payment does not constitute a transfer of ownership of the property, company, intellectual property, or other assets.

  1. Intellectual Property

AG4 PROPERTY LIMITED and its licensors retain all intellectual property rights related to the website and services.

Without written permission, you may not:

Copy website content;
Copy or republish website materials;
Modify or create derivative content;
Use website content for commercial purposes;
Remove copyright, trademark, or other rights notices;
Use automated tools to scrape website content in large quantities;
Impersonate AG4 PROPERTY LIMITED or its authorized personnel.

  1. Rental Fees and Payment Terms

The rent, security deposit (if applicable), other fees, and payment dates for specific accommodations will be clearly stated in the relevant rental arrangements or agreement.

Unless otherwise agreed in writing:

Tenants shall make payments in the agreed amount and on the agreed date;

Payment shall be made through payment methods provided or approved by us;
Failure to make timely payments may affect the lease application, check-in arrangements, or related services;

If any legally permissible fees are incurred, we will handle them in accordance with applicable laws and relevant agreements.

One-Time Billing Terms

If a service on the website is explicitly marked as a one-time charge, the fee applies only to the specific service purchased or confirmed and does not constitute automatic renewal or a recurring subscription.

AG4 PROPERTY LIMITED will not automatically convert one-time service fees into monthly, annual, or other recurring charges.

If an accommodation arrangement is a continuous lease, the rent payment cycle and amount shall be subject to the lease agreement confirmed by both parties; the lease arrangement shall not be construed as a one-time purchase of the property or a one-time payment of all rent due to the “one-time billing” clause.

  1. Acceptable Use

Tenants shall use the accommodation and related services in a legal, reasonable, and consistent manner with the lease agreement.

Tenants shall:

Comply with the tenancy agreement;

Comply with property management regulations;

Use the accommodation for the agreed purpose;

Use property facilities reasonably;

Keep the accommodation clean and tidy;

Comply with applicable UK laws and regulations;

Providing false or misleading application information;

Attempting to circumvent payment or tenancy requirements;

Copying, using, or disseminating AG4 PROPERTY LIMITED website content and intellectual property without authorization.

  1. Consequences of Breach of Terms

If you breach these Terms, the Tenancy Agreement, or applicable law, we may take reasonable measures as appropriate, including:

Improving or requiring correction of the breach;

Suspending related services;

Cancelling pending accommodation applications;

Taking appropriate property management measures in accordance with the Tenancy Agreement;

Making claims for reasonable losses caused by the breach;

Any termination or restriction measures shall comply with applicable UK law and the relevant Tenancy Agreement.

  1. Property Maintenance and Scope of Services

We are responsible for the day-to-day management of the student accommodation we manage and handle reasonable property maintenance matters as appropriate.

Reasonable maintenance issues arising during normal use can be reported through our official contact information.

Liability for damage caused by the tenant’s intentional misconduct, negligence, improper use, or breach of the Tenancy Agreement will be determined in accordance with the Tenancy Agreement and applicable law.

  1. Limitation of Liability

To the maximum extent permitted by applicable law, AG4 PROPERTY LIMITED shall not be liable for any indirect, incidental, or consequential damages beyond the scope permitted by law arising from:

Tenant breach of the Lease Agreement or these Terms;

Inaccurate information provided by the Tenant;

Events beyond reasonable control;

Third-party service interruption;

Network or communication system failure;

Tenant misuse.

These Terms do not exclude or limit any liability that cannot be excluded or limited by law, including statutory consumer rights under applicable law.

  1. Force Majeure

If the Service cannot be provided or is delayed due to events beyond our reasonable control, we shall not be liable for any delays beyond the scope permitted by applicable law.

Such events may include natural disasters, major public events, government measures, infrastructure failures, network or communication interruptions, and other circumstances beyond reasonable foresight or control.

If you have any questions about our Service or Lease Arrangements, we recommend that you first contact us directly so that both parties can attempt to resolve the issue through amicable communication.

If a dispute cannot be resolved through communication, both parties may seek other legal dispute resolution methods in accordance with applicable law, including mediation or judicial proceedings where appropriate.

Consumers’ statutory rights to complaints, dispute resolution, and judicial proceedings under the law are not limited by these Terms.

  1. Applicable Law

These Terms and Conditions, and the related service relationships between AG4 PROPERTY LIMITED and its customers, shall be governed by applicable UK law.

In the event of a dispute, a court or other legal dispute resolution body with jurisdiction will be determined in accordance with applicable law.

If you are a consumer, these Terms and Conditions will not limit your mandatory rights under applicable consumer protection laws.

  1. Third-Party Services

We may use third-party service providers in the course of our business operations, such as property maintenance, communications, payment, or other necessary service providers.

Third-party services may be subject to their own terms and privacy policies. We will manage them reasonably to the extent necessary by law and for our business needs.

  1. Modification of Terms

AG4 PROPERTY LIMITED may update these Terms and Conditions in accordance with business operations, service changes, or applicable legal requirements.

The updated terms will be published on the website, indicating the update date. For confirmed rental arrangements, the changes will not unreasonably affect the tenant’s existing contractual rights in a manner not permitted by applicable law.

  1. Severability of Terms

If any provision of these Terms is held to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect.

The invalid provision will be adjusted or interpreted to the extent permitted by law to achieve the reasonable purpose of the original provision.

  1. Entire Agreement

These Terms of Service, the specific rental agreement, and other written agreements between the parties regarding the specific accommodation arrangement constitute the basis of the agreement between the parties concerning the relevant services.

In the event of any conflict between these Terms and the rental agreement for the specific accommodation, the applicable law and the specific provisions of the relevant agreement shall prevail.
